Deseret Ranch, Florida

Deseret Ranch is a 300,000 acre piece of land blessed with extraordinary natural beauty in East Central Florida. The farm was purchased along with adjacent tracts of land by the Church of Jesus Christ of Latter-day Saints in 1950. As the patterns of encroaching urbanization from Orlando and Cocoa Beach threatened to limit choices for the Ranch's future, the owners decided to consider the long view of Deseret Ranch by examining possible scenarios for the Ranch over the next 50 to 100 years.

In order to complete this visioning process, Fregonese Associates was part of a world- class team of experts who were brought together to consider various futures for Deseret Ranch based on conscientious decisions made today. The objective of the visioning process was to provide a clear understanding of the forces, uncertainties, opportunities, and potential choices involving the Ranch. Crafted with Church doctrines and values in mind, the future scenarios considered included everything from maintaining the cattle ranch in perpetuity, to selling off the land parcel by parcel, to designing and planning a community of several hundred thousand households arranged in various development patterns. After evaluation and analysis of the potential scenarios, a tentative and high-level vision for Deseret Ranch was crafted that combines the best parts of a range of scenarios that showed the most promise in maintaining a wide range of options while enhancing the Ranch's investment value.

This vision can be described as an environmentally sensitive, high intensity, compact development approach that seeks a major catalyst, such as a university, significant enterprise or industry cluster, to jumpstart the development of a transit-oriented and highly livable city, as well as surrounding neighborhoods, villages, and towns.
